In a few years, a world-class enclave in the prime District 1 will welcome residents and professionals to an exciting mixed-use development — one that promises a new way to live, work and play in one of Singapore’s most-coveted districts.

Located in the heart of the charming Singapore River precinct and at the gateway of the Central Business District (CBD), Union Square Residences is part of Union Square, a large-scale mixed-use development comprising office, retail and F&B space. There is even a co-living component with a hotel licence. The redevelopment project by City Developments (CDL) sits on the former sites of Central Mall and Central Square on Havelock Road.

With 366 units housed in a 40-storey high residential tower, Union Square Residences offers breathtaking views of the Singapore River, Marina Bay, Pearl’s Hill and Fort Canning Hill.

In addition to offering commercial units on the first two levels, residents at Union Square Residences can enjoy two levels of curated facilities and seven recreational pods dispersed throughout the tower, with facilities themed around wellness, fitness, relaxation and serenity, among others.

The Social Vista on level three features a lap pool, wellness pool and social lounge. The Club Social provides a venue for gatherings, while the co-working studio provides a productive space for remote work.

Meanwhile, the Union Vista on level 34 features the state-of-the-art Sky Gym, with floor-to-ceiling windows framing views of Pearl’s Hill and Chinatown; and the Sky Pool, which overlooks the Singapore River and Fort Canning Hill. The multi-purpose Club Union on this floor comes complete with a well-equipped kitchen, perfect for entertaining in style, no matter the occasion.

Daily conveniences, dining hotspots and entertainment options are within walking distance; the residential component is also seamlessly connected to the 20-storey Grade-A premium office tower Union Square Central and a host of shops and restaurants.

Residential units start from the third floor and range from one-bedroom apartments spanning 463 sq ft to four-bedroom premium units measuring 1,518 sq ft. Each space is thoughtfully planned to maximise space and create practical, flexible layouts that offer unparalleled versatility for a diverse range of households.

The four-bedroom premium unit even comes with private lift access and a private lift lobby for additional privacy.

Sitting atop the development are two sky suites at 2,476 sq ft each, located on the 38th and 39th floors. Union Square Residences is topped off by a sole penthouse occupying the entire 40th floor. Two of these luxurious units have been sold, and only the sky suite on the 39th storey is currently available.

No matter the unit type, all residents will enjoy on-site premier residential services for their concierge needs. Expect seamless assistance from a dedicated team of residential hosts, covering personalised services such as delivery acceptance, transport and housekeeping arrangements, restaurant reservations, towel service at the pool and more. Selected residential services are chargeable.

Prestige and practicality

Beyond just a home, Union Square Residences offers a sophisticated lifestyle tailored for professionals, investors and homeowners seeking both prestige and practicality in the heart of the city.

At launch, the average selling price was about $3,200 psf. The sale of Union Square Residences’ sole 4,833 sq ft penthouse to a French national who is a Singapore permanent resident fetched $18.5 million, according to the caveat for the transaction lodged on Feb 20. The sale translates to $3,828 psf, marking a new high for Union Square Residences since a 2,476 sq ft sky suite on the 38th floor was sold for just under $9.29 million, or $3,751 psf, at launch.
