Singapore-headquartered real asset developer Equalbase has signed a tenancy agreement with logistics and supply chain solutions firm Schenker for Phase 1 development at 103° in Sunway City Iskandar Puteri, Johor. 

According to a March 17 press release, Schenker will occupy an entire warehouse measuring 830,000 sq ft of gross floor area (GFA). Schenker is a division of German rail operator Deutsche Bahn that focuses on logistics.

In total, three warehouses with a combined 2.2 million sq ft of GFA are currently being constructed for Phase 1 of 103°, which is the first Free Commercial Zone within the Johor-Singapore Special Economic Zone (JS-SEZ). 103° is co-owned by Equalbase in partnership with Sunway Group.

Phase 1 of the four-phase project with over 5 million sq ft will go live in 1Q2026. Equalbase says 103° “underscores the commercial appeal” of the 2,000-acre Sunway City Iskandar Puteri, the largest township development of Sunway Group to date. “Schenker’s expansion to the carbon-neutral facility highlights its strategic location, world-class infrastructure, and commitment to sustainability.”

Situated 5km from the Singapore-Malaysia Second Link Bridge, the development aims to serve as a key logistics gateway, allowing companies to streamline regional distribution while benefiting from Johor’s industrial ecosystem and Singapore’s global connectivity, says Equalbase.
