Frasers Hospitality, on Jan 22, announced the launch of Modena by Fraser Shenzhen, a 325-room premium rental apartment in Luohu, Shenzhen. The launch marks the introduction of Modena by Fraser’s refreshed brand experience and the group’s maiden investment into the premium rental apartment segment.
The 16-storey building is situated within the 54-storey Shennan 1001 building and is managed by Frasers Hospitality. The asset, which has a 40-year lease expiring in 2057, was jointly acquired with Tishman Speyer in May 2023.
Modena by Fraser Shenzhen offers nine types of rooms ranging from its studios measuring 269 sq ft to 334 sq ft, to its two-bedroom executive apartments measuring 947 sq ft to 1,109 sq ft. The rooms are designed to cater to young working professionals looking for long-stay options.
Residents have access to range of amenities including 24/7 Wi-Fi access, round-the-clock reception services, housekeeping services, dry cleaning and laundry services. Facilities include a cafe on the first floor, a gym on the third floor, a pickleball court on the fifth floor and a residents’ lounge on the same level.
The property is located in the heart of the Luohu commercial and shopping district and within walking distance of Huang Bei Ling train station, which serves Shenzhen Metro’s Line 2 and Line 5. It is also an eight-minute drive from MIXC Shenzhen, a major retail and dining hub. Nearby attractions include the Shenzhen Fairy Lake Botanical Garden, Diwang Tower Observation Deck, Luohu Art Museum and the historic Chung Ying Street.
According to Frasers Hospitality, Shenzhen’s rental housing market continues to show strong growth potential, supported by the city’s evolution into a leading technology and financial hub. The strong demand is supported by a highly mobile population, reinforced by a combination of demographic, economic and social factors associated with rapid urban migration.
