A newly completed freehold food factory in the Kallang city fringe industrial precinct has been put up for sale with an asking price of $38 million. Marketing agency CBRE calls the property a “rare opportunity within Singapore’s tightly held food industrial property market”.
Located at 25 Genting Road, the four-storey light industrial development sits on a freehold land parcel of about 10,526 sq ft, with a total gross floor area (GFA) of approximately 26,287 sq ft. The building comprises 13 units purpose-built for food production use and is approved by the Building and Construction Authority (BCA).
The property is zoned “Business 1” under the Urban Redevelopment Authority (URA) Master Plan, which allows for a range of clean and light industrial uses, including food production.
CBRE says freehold food factories remain limited in supply, particularly within centrally located estates such as Kallang, and such assets are appealing to both owner-occupiers and investors seeking long-term operational security.
Each unit has been designed with food production requirements in mind. The building features ceiling heights of about 5m and a floor loading capacity of 10 kilonewton (kN) per sqm. Units are fitted with 150A three-phase three-neutral (3PN) electrical supply, food-ready provisions such as LPG connections, kitchen exhaust ducts, in-unit toilets, two service lifts and one passenger lift — supporting a wide variety of food-related uses.
According to CBRE, the property enjoys connectivity to major expressways, including the Pan Island Expressway (PIE), Central Expressway (CTE) and Kallang-Paya Lebar Expressway (KPE). It is located about a six-minute drive from Potong Pasir and Mattar MRT stations.

Situated within the Kallang city fringe industrial precinct, the development offers convenient access to Marina Bay, Orchard Road and the Central Business District. Its proximity to surrounding residential estates is expected to support labour availability, while its central location is suited for businesses requiring islandwide distribution.
CBRE says the facility is suitable for central kitchens, cloud kitchens, satellite production spaces and food manufacturing operators seeking last-mile delivery advantages.
