New Vision Holding and The Ascott Limited broke ground on Ascott Shenton Way Singapore at 15 Enggor Street on Jan 26. The 29-storey mixed-use development is expected to be completed in 4Q2029.

This marks the maiden collaboration between local owner-developer New Vision and hospitality operator Ascott, the wholly owned lodging business unit of CapitaLand Investment.

Ascott Shenton Way Singapore is slated to be the brand’s second Ascott property within Singapore’s central business district after Ascott Raffles Place Singapore, a 146-unit luxury serviced residence that opened in 2008.

Formerly the site of the Realty Centre, the upcoming development will comprise 137 units, featuring a dual-format offering of 42 hotel rooms and 95 serviced apartments. There will be six hotel room types, ranging from 26 to 38 sqm. There will also be seven serviced apartment room types, ranging from 29 to 72 sqm.

Ascott Shenton Way Singapore will also feature a swimming pool, wellness spa, meditation lounge, cafe bar, forest verandah, rooftop garden, gym and launderette designed for both short- and long-stay guests.

Ascott Shenton Way Singapore claims to feature “wellness-led architectural and interior design” from a trio of designers.

RSP, a global multidisciplinary architectural and engineering design group, shaped the building’s form. Benoy, an international design firm, conceived an immersive landscape vision featuring layered greenery, tranquil water features and open-air wellness zones through a vertical rainforest concept. Elicyon, a London-based luxury interior design studio, curated interior spaces with natural materials, soft forms and quiet luxury.

Arrival sequences are conceived as “gradual transitions from city to calm”, and biophilic integration of water, light and forest elements creates a multi-layered nature experience that unfolds throughout the property.

Pet-friendly green spaces are integrated to support emotional well-being, particularly for long-stay residents seeking a balanced, home-like living experience in the heart of the city.

The development is targeting for BCA Green Mark Platinum (Super Low Energy) certification, alongside the Whole Life Carbon, Intelligence and Maintainability Green Mark badges.
