Singapore will establish an artificial intelligence (AI) park at one-north, announced Prime Minister and Finance Minister Lawrence Wong at Budget 2026 on Feb 12. The initiative builds on Lorong AI, a pilot co-working space intended to foster collaboration within the AI community.

This strengthens demand for high specification business parks, R&D and advanced industrial space, particularly within established innovation clusters. The concentration of AI practitioners, researchers and corporates in one-north is likely to support residential demand in nearby precincts, says Mohan Sandrasegeran, head of research and data analytics at property agency Singapore Realtors Inc (SRI).

The move “reinforces the long-term strategic importance of the one-north precinct as a high-value innovation cluster”, adds Sandrasegeran. “As the cluster expands to accommodate more AI practitioners, researchers, engineers and corporate teams, demand for housing within close proximity to workplaces is likely to remain structurally supported.”

The upcoming Media Circle Parcel A development — named Hudson Place Residences — is well-positioned within this evolving ecosystem, says Sandrasegeran.

The 99-year leasehold private residential development is developed by CNQC Realty Bloomsbury, Qingjian Realty, Forsea Residence and Hoovasun Holding. It is expected to be launched within 2Q2026.

Hudson Place Residences will likely benefit from immediate proximity to research and innovation facilities, access to established transport infrastructure, connectivity to educational institutions and business parks, and integration within a mixed-use and knowledge-driven environment, writes Sandrasegeran.

While few details are available on the upcoming residential development in the Rest of Central Region (RCR), Hudson Place Residences will enter the market “at a time when national policy direction and local economic clustering are moving in tandem”, reinforcing the precinct’s long-term positioning, says Sandrasegeran.
