Lendlease Global Commercial REIT (Lendlease REIT) is sharpening its strategic focus, with newly appointed CEO Guy Cawthra leading the way. The REIT is refining its approach through disciplined capital management and financial resilience.
The S-REIT sector has shown stable performance in the year-to-date, with the iEdge S-REIT index having gained 6.2% over the past eight months to reach 1,066.3 as of Aug 26, with dividends boosting the total returns to 10.6% for the period. More than three-quarters of the 30 constituents on the iEdge S-REIT index delivered positive total returns in the first eight months of the year.
The top performer in price alone this year was Acrophyte Hospitality Trust Property Trust, partly because it had fallen to a low of 19.3 US cents (24.8 Singapore cents) in late 2024. Its distribution per stapled security in 1H2025 fell by 42% to 0.434 US cent.
The next best performers are OUE REIT and CapitaLand Integrated Commercial Trust (CICT), both up 18.3% this year in price alone. Among the two, OUE REIT has the higher distribution per unit (DPU) yield and an all-Singapore portfolio, one of only three REITs.
After decades of theoretical promise, some tech companies are making a bold claim: quantum computing has moved from laboratory curiosity to business reality.
“Quantum mechanics behaves in strange ways that nobody fully understands, but we are now at a point where we understand them enough to take advantage of it to do computations,” Julian Tan, business development executive of IBM Quantum, tells The Edge Singapore.
The Edge Singapore’s REITs Investment Forum took place over two evenings, on Aug 19 and Aug 26, at the SGX auditorium to a full house. Both sessions saw lively debate and strong audience engagement. On Aug 19, the theme and title were Home Advantage: Singapore REITs anchored for stability, while the theme for Aug 26 was Beyond Borders: 2025 outlook for global REITs.
In her Aug 26 presentation, Nupur Joshi, CEO of REITAS, highlighted the interest rate cycle as a key factor in the performance of S-REITs, affecting their unit prices, distributions per unit (DPU) and the capital value of their portfolios.
Joshi points out that the average gearing of the S-REITs is currently at 39.8%, well within the 50% ceiling set by the Monetary Authority of Singapore (MAS), while the average interest coverage ratio is 3.2 times, exceeding the 1.5 times minimum level stipulated by MAS.
OUE REIT, which offers a still attractive distribution per unit (DPU) yield of around 5.7% (as of Sept 1 after outperforming the market ytd), is one of a handful of REITs with only Singapore properties, which could get it revalued higher as Singapore assets, including the Singapore dollar, are increasingly viewed as safe havens during a period of geopolitical tension.
Temasek will set up three wholly-owned entities to manage its three distinct portfolio segments, for better focused management.
The three segments are global direct investments (GDIs); Singapore-based Temasek portfolio companies (TPCs); and partnerships, funds and asset management companies (PFAs).
These three segments have an approximate distribution of 40-40-20 for GDIs, TPCs and PFAs respectively. As at March 31, GDIs accounted for 36% of Temasek’s total portfolio value, while TPCs comprised 41% and PFAs, 23%.
