Equalbase and Sunway Group have officially opened 103°, a 55-hectare Free Commercial Zone (FCZ) in Sunway City Iskandar Puteri, Johor. Its first two warehouses, spanning 1.5 million sq ft, are completed and fully leased by international operators, such as DSV, which have already commenced operations.
103° is the first sustainable FCZ established within the Johor-Singapore Special Economic Zone (JS-SEZ). It is also the first development in the region to receive fast-track approval from Malaysian authorities under the Johor Super Lane (JSL) framework.
To enhance cross-border goods connectivity, the zone is designed to leverage the streamlined customs procedures for land intermodal transshipments, allowing operators to use a single transshipment permit with Singapore Customs to reduce costs and improve operational efficiency.
The first two completed warehouses are fully leased by international operators DSV and New York-listed GXO Logistics.
The third warehouse of 750,000 sq ft in Phase One is targeted for completion in early 2027. Another 1 million sq ft will be completed in early 2028. The broader FCZ masterplan will ultimately deliver more than 6 million sq ft of integrated industrial real estate across four phases.
As Singapore pursues its "Trade 2030" ambitions and strengthens regional supply chain resilience, 103° FCZ's cross-border location allows businesses to operate across both markets while maintaining proximity to major manufacturing, trade and logistics networks across Southeast Asia, according to Equalbase Sunway's press release.
Future phases of 103° FCZ are being accelerated to meet this growing demand, offering Singapore-based enterprises a strategic extension for high-growth operations within the JS-SEZ ecosystem.
“103° FCZ marks an important milestone in reinforcing the 2,000-acre Sunway City Iskandar Puteri integrated township as a key economic node within the Johor-Singapore growth corridor.
