The 540-unit Narra Residences in the Bukit Timah-Dairy Farm precinct will debut from Jan 17 to 27 with booking scheduled for Jan 31. The project is the first residential development in District 23 to be planned under the gross floor area (GFA) harmonisation framework and indicative prices start from approximately $998,000.
Developed by Santarli Realty and Apex Asia alongside partner groups, Narra Residences has unit types ranging from one-bedroom with study to five-bedroom residences with private lift access.
According to a Jan 8 announcement, one-bedroom units are priced from approximately $998,000, while two-bedroom units start from about $1.17 million. Three-bedroom units are priced from around $1.6 million, with larger four- and five-bedroom units starting from approximately $2.4 million and $3.8 million respectively.
Narra Residences consists of eight residential blocks, all oriented along a north-south axis. Building heights range from six to 16 storeys, stepping up progressively creating a terraced profile.
Located close to Hillview MRT Station on the Downtown Line and major expressways, the development is surrounded by more than 2,000ha of nature reserves, providing residents with proximity to extensive green spaces that are increasingly uncommon in urban residential settings.

In terms of amenities, Dairy Farm Mall is situated directly across the road, and four retail units within the development will serve residents’ daily needs.
The project lies within 1km of CHIJ Our Lady Queen of Peace and Bukit Panjang Primary School, and is within walking distance of German European School Singapore and The Perse School.
Approximately 66% of the site area is dedicated to landscaped greenery, complemented by inter-block distances of up to 63m. “Such spatial planning is relatively uncommon among recent residential launches and reflects an emphasis on liveability, openness and long-term residential quality,” say the developers.
