Narra Residences draws over 3,500 visitors on opening preview weekend

The 540-unit Narra Residences in the Bukit Timah-Dairy Farm precinct welcomed over 3,500 visitors on its opening preview weekend on Jan 17 and 18.

The public preview will continue until Jan 27 at an “immersive” sales gallery located along Dairy Farm Walk. According to developers Santarli Realty and Apex Asia (alongside partner groups), the sales gallery features the architectural model and curated spaces inspired by the surrounding quarry, reservoir and forest landscapes.

Booking day is scheduled for Jan 31.

Narra Residences is the first residential development in District 23 to be planned under the gross floor area (GFA) harmonisation framework. The development comprises 540 residential units and four commercial shops, offering a range of configurations from one-bedroom units with study to five-bedroom residences with private lift access.

One-bedroom units are priced from about $998,000, two-bedroom units from approximately $1.17 million, while three-bedroom units start from around $1.6 million.

Larger four- and five-bedroom units are priced from approximately $2.4 million and $3.8 million respectively.

Comprising seven residential blocks ranging from six to 16 storeys, Narra Residences features a terraced architectural profile with North–South orientation. This design allows most units to enjoy open, largely unobstructed views, while promoting natural ventilation and daylighting throughout the development.

Approximately 66% of the site area is dedicated to landscaped greenery, with inter-block distances of up to 63m. The development is also surrounded by more than 2,000ha of nature reserves.

Located near Hillview MRT Station and major expressways, Narra Residences provides convenient connectivity to key parts of Singapore. Daily amenities are within easy reach, with Dairy Farm Mall situated directly across the road and commercial shops integrated within the development itself.

The project is also located within 1km of CHIJ Our Lady Queen of Peace and Bukit Panjang Primary School, and is within walking distance of German European School Singapore and The Perse School.

Kelvin Fong, CEO of PropNex, says “attractive” pricing, coupled with limited new private housing supply in the area, drew prospective buyers to the preview. “Buyers are increasingly discerning and a project that offers the right balance of competitive pricing, liveability and good value tends to spark greater interest.”

Narra Residences is “launching into a market where new private residential supply in low-density, nature-adjacent enclaves remains limited”, says Marcus Chu, CEO of ERA Singapore. “This rarity, coupled with growing preferences for quieter, greener living environments, is expected to translate into strong buyer interest, particularly among owner-occupiers and families who value privacy, space and long-term liveability. Such developments tend to attract steady demand as they offer a differentiated lifestyle proposition that is increasingly scarce.”

Besides being one of the first few private residential launches in 2026, Narra Residences is probably the only new launch in District 23 and Upper Bukit Timah in 2026, notes Mark Yip, CEO, Huttons Asia. “District 23 has a low unsold stock of around 40 units.
