A two-storey detached house with an attic at 15 Matlock Rise is up for sale via an expression of interest exercise, with the estate of the property expecting offers around $18 million.

The existing bungalow has a built-up area of about 5,514 sq ft, but it could potentially be redeveloped into a new house of about 10,000 sq ft. This works out to $1,765 psf on the land area.

Located in District 13’s Braddell Heights estate, the property is being sold as a vacant possession and on an “as is where is” basis by the estate of the property.

The property sits on a fairly regular plot with a 25.9m frontage and depth of up to 36.5m, allowing for easy redevelopment into a pair of two-storey bungalows, according to sole marketing agent JLL.

The property sits on a 10,197 sq ft site, which is situated on elevated ground along Matlock Rise. Based on the Urban Redevelopment Authority’s (URA) 2025 Master Plan, the site is within the two-storey bungalows zoning.

The property is in a landed enclave and is a short walk to Lorong Chuan MRT Station, which is one stop to the Serangoon and Bishan MRT Interchanges. It is well-connected to other parts of Singapore via the Central Expressway (CTE) and major roads such as Braddell Road and Upper Serangoon Road. It is also a short 10-minute drive to MacRitchie Reservoir, a well-known park used for various recreational activities.

“The property is conveniently located and is suited for families who appreciate living in a serene, low-density community with the convenience of many popular schools and amenities,” says Nicholas Ng, head of land and collective sales, JLL Singapore. “This estate sale serves as an opportunity to own a property that is limited in supply and thus is poised to appreciate overtime. The new owner will have a variety of options for the property. The property is well-kept and in move-in condition, allowing for stay with minimal renovation or an immediate stream of rental income.”

Ng adds: “With a notable increase in demand for large bungalow sites in the Braddell Heights estate over the years, we expect keen interest from buyers who would like to move into a low-density landed enclave with great proximity to the various education choices and lifestyle amenities in addition to developers looking to rebuild the site into two separate bungalows for sale.”

Three primary schools are within 1km: Kuo Chuan Presbyterian Primary School, St. Gabriel's Primary School and Yangzheng Primary School.

There are seven primary schools within the 1- to 2km radius, and these include Cedar Primary School, CHIJ Our Lady of Good Counsel, First Toa Payoh Primary School, Maris Stella High School, Pei Chun Public School, St Andrew's School (Junior) and Zhonghua Primary School. Nanyang Junior College.

International schools in the proximity include the Australian International School, Stamford American International School and Nexus International School are all also within easy reach, providing families with diverse educational options and convenient school proximity.

The expression of interest exercise will close at 3pm on Sept 18.
