A trio of 999-year terrace factories at 28, 34B and 38A Hillview Terrace has been launched for sale at a combined asking price of $24.44 million.
The offering comprises two intermediate terrace factories and one corner factory, all approved for general industrial use. Together, the properties span a combined land area of approximately 15,670 sq ft, with individual plots of about 5,670 sq ft at 28 Hillview Terrace, 5,820 sq ft at 34B Hillview Terrace and 4,180 sq ft at 38A Hillview Terrace.
Held under a 999‑year tenure from Jan 20, 1885, the properties are zoned for residential use under the Urban Redevelopment Authority’s Master Plan with a gross plot ratio of 1.62.
Subject to planning and URA parcellation requirements, the sites may benefit from a bonus plot ratio of 0.3, enhancing their appeal for residential conversion.
Two of the units are vacant, with one tenanted. The properties are available for sale individually or as a collective cluster.
Hillview Terrace, located within a well-established precinct, benefits from proximity to Hillview, Bukit Gombak and Bukit Batok MRT Stations,
Tan Boon Leong, executive director and industrial sales lead at Colliers Singapore, says: “Singapore’s industrial market is entering a more selective phase, with occupiers and investors placing greater emphasis on asset quality, flexibility and future potential. The Hillview Terrace offering — 999‑year tenure, cluster configuration and potential uplift provide multiple angles for value creation. We anticipate strong interest from buyers seeking both immediate use and longer-term repositioning potential.”
Colliers Singapore is marketing the properties on behalf of Absolute Kinetics Consultancy via a private treaty sale.
In 2022, Colliers Singapore marketed 23 terrace factories in Hillview Terrace at a reserve price of $255.4 million.
