JTC has launched the site at 6 Tuas Avenue 14 for tender under the 1H2026 industrial government land sales (IGLS) programme. The plot comes with a 23-year lease.
The industrial site spans 8,380 sqm, or 90,202 sq ft, and is zoned Business 2 (B2), which designates land for general and heavy industries that generate higher noise, exhaust or environmental impact.
Permissible uses include industries such as chemical processing, metal fabrication and automotive repair. Subject to approval from the relevant authorities and prevailing guidelines, the site may also accommodate a workers’ dormitory.
However, several uses are disallowed, including concrete-related industries, inland container depots, data centres, self-storage facilities and food-related activities other than warehousing or storage operations without breakbulk or repackaging.
The site has a minimum gross plot ratio (GPR) of 1.12 and a maximum GPR of 1.4, with building heights capped at 49m.
The Tuas Avenue 14 parcel is the third of six Confirmed List sites under the 1H2026 IGLS programme, which will collectively release 8.39ha of industrial land for development, according to JTC.

The site is located 650m away from the Tuas Crescent MRT Station on the East West Line (EWL).
The tender will close at 11am on July 21.
