Hong Kong-headquartered rental accommodation operator Weave Living has rebranded two assets in Hong Kong to Weave Campus, a new brand dedicated to university student housing, as the city faces a projected shortfall of up to 120,000 student beds in the following academic year.

The 214-room Weave Campus – Sai Ying Pun and 95-room Weave Campus – Hung Hom are now open for booking for the 2026/2027 academic year.

The Sai Ying Pun property has been open since 2023, and was previously branded under Weave Studios — the group’s co-living brand. It is located a two-minute walk from the MTR station and approximately 10 minutes from The University of Hong Kong.

Here, residents can enjoy harbour views, rooftop sunsets and a full range of shared amenities, including dedicated study areas and a pickleball court, according to Weave.

The Hung Hom property, opened in 2019, was also previously branded under Weave Studios. Located near Hong Kong Polytechnic University, Weave says students living here benefit from a highly accessible, campus-centric setting.

Alongside the launch of the brand, the group also unveiled on June 11 the Weave Launchpad programme, a “career initiative” exclusive to Weave Campus residents.

Through corporate partnerships with leading companies in the region, residents will enjoy “curated career seminars, industry talks, skills-based workshops and structured networking opportunities”, according to Weave.

A Colliers report claims more than three students are currently competing for each available on-campus bed at Hong Kong’s eight major universities.

Colliers estimates an existing shortfall of approximately 94,000 beds, with total demand projected to reach 172,200 beds by 2028, leading to a forecast shortfall of approximately 120,000 beds.

The non-local student admission quota at publicly funded universities doubled from 20% to 40% in the 2024/2025 academic year, with a further increase to 50% pledged from the 2026/2027 academic year.

As the only city in the world with five universities ranked in the global top 100, Hong Kong continues to attract a growing pool of non-local students, numbering approximately 92,000 in the 2024/2025 academic year, according to Colliers.

Demand has been further reinforced by the “Hostels in the City” scheme, introduced in July 2025 — a pilot initiative to quickly convert commercial buildings (including hotels) into student hostels.

Weave plans to bring Weave Campus to Sydney, Singapore and Seoul.

Sachin Doshi, founder and CEO of Weave Living, says: “The structural demand drivers are clear: demand for student accommodation across Asia Pacific’s gateway cities continues to grow rapidly, driven by increasing international student mobility and supportive government policies. This supply-demand imbalance is not unique to Hong Kong. Across the region’s key gateway cities, the challenge is equally acute.”

Weave is “actively identifying” further Weave Campus locations, adds Doshi. “We see Weave Campus as a natural extension of our existing portfolio.”

The group has expanded to six sub-brands since its founding in 2017, offering luxury homes under Weave Residences, furnished apartments under Weave Place, unfurnished apartments under Weave Base and serviced apartments under Weave Suites.

Weave owns and manages residential properties in Hong Kong, Singapore, Japan, South Korea and Australia, with 54 properties across the Asia-Pacific region.

In April, Weave opened its fourth property in Singapore and its third under the Weave Suites brand. Weave Suites – Novena presents 99 suites (78 units with 21 dual key configurations), ranging from open-plan studios to one- and two-bedroom apartments.

Along with Weave Suites – Midtown, Weave Suites – Hillside and Weave Residences – East Coast, the group now counts nearly 400 units across Singapore.

Earlier this week, Mainboard-listed Wee Hur Holdings announced its entry into Hong Kong’s purpose-built student accommodation (PBSA) market with two properties.

Wee Hur announced on June 9 that it had acquired One Bedford Place, a 26-storey Grade-A commercial building in Tai Kok Tsui, Kowloon, for an undisclosed sum. With a total gross floor area of 184,000 sq ft, including two basement floors, the building will be converted into a 500-bed PBSA.

This follows Wee Hur’s 246-bed Starvia by Y Suites on Fortress Hill, announced on June 5.

Wee Hur’s hospitality arm Wee Hur Hospitality has entered into a master lease arrangement for the 19-storey PBSA asset through a joint venture with Starvia Holdings. Marketing is underway, with leasing expected to commence in 2H2026.
