As Singapore celebrates its 60th anniversary, CapitaLand marks 25 years of transforming communities across the world.

Founded in 2000, CapitaLand Group (CapitaLand) has grown into one of Asia’s largest diversified real estate groups, with a presence in 270 cities across 45 countries. It fosters thriving communities and future-ready cities through sustainable innovation and strategic investments. In 2021, CapitaLand restructured to unlock greater shareholder value, forming CapitaLand Investment (CLI), a leading global real asset manager with a strong Asia foothold, and CapitaLand Development (CLD), a privatised real estate developer known for landmark developments across asset classes.

CLI: SCALING GLOBAL GROWTH IN REAL ASSET MANAGEMENT

Since its listing, CLI has grown its funds under management from S$87 billion in 2021 to S$117 billion as of March 2025, with a target to achieve S$200 billion by 2028. CLI’s diverse global portfolio includes retail, office, lodging, industrial, logistics, business parks, wellness, self-storage, data centres, private credit, and special opportunities. CapitaLand pioneered Singapore’s capital market with the launch of its first real estate investment trust (REIT) in 2002. Today, CLI is Asia’s largest REIT manager, holding stakes in seven listed funds with a combined market capitalisation of about S$37 billion.

CLI continues to leverage its strong expertise in private funds and listed funds management, as well as lodging and commercial management, to grow its global footprint and extend the trusted Singapore brand internationally. Recent strategic investments in SC Capital Partners Group and Wingate Group have further enhanced CLI’s fund management capabilities and expanded its presence in Japan and Australia, respectively.

With deep expertise in its core markets of Southeast Asia, China, and India – and key markets such as Australia, Japan, Korea, Europe, and the United States – CLI connects international capital partners with high-quality opportunities in Asia and beyond. It pursues asset-light growth aligned with demographic, digitalisation, and disruption megatrends, focusing on delivering long-term sustainable returns to investors.

Spanning four levels within the 51-storey, 280 m-tall CapitaSpring, the Green Oasis is a botanical sanctuary that brings nature, wellness, and community into the heart of the city. It embodies CapitaLand’s commitment to sustainability, shaping spaces that create lasting value for people and the environment.

Guided by its 2030 Sustainability Master Plan, CLI seeks to create a lasting positive impact on communities and the planet. It integrates environmental, social, and governance (ESG) considerations across its fund management lifecycle. CLI is consistently recognised in global sustainability indexes, including the Dow Jones Best-in-Class World Index, MSCI ESG Leaders Index, FTSE4Good, and GRESB.

CLD: CREATING FUTURE-READY CITIES

With a portfolio valued at S$21.5 billion, CLD is a leader in future-ready urban development across its core markets of Singapore, China, and Vietnam. Drawing on its deep expertise, CLD continues to shape dynamic urban environments that meet the evolving needs of communities and businesses.

CapitaLand Hope Foundation’s inaugural #LoveOurSeniors Carnival during #GivingAsOne in 2024 engaged nearly 1,000 seniors, fostering inclusion and meaningful social interactions.

As CLD ventures into more smart cities, sustainable urban projects, and next-generation mixed-use developments, it further integrates cutting-edge technologies and green infrastructure to create vibrant communities. With proven capabilities in master planning and project management across the full real estate value chain, CLD is a leading force in the real estate industry with its award-winning, iconic developments across multiple asset classes, including Jewel Changi Airport, Geneo at Singapore Science Park, and One Pearl Bank.

Committed to sustainability, CLD drives responsible urban development through strategic partnerships and innovative solutions. By integrating sustainable design and construction practices throughout the development stages, CLD sets a benchmark for environmentally responsible development. Its forward-looking collaborations strengthen CLD’s position as the Developer of Choice, delivering high-quality spaces that enable long-term, sustainable growth.

DRIVING INNOVATION AND SUSTAINABILITY

CapitaLand harnesses technology and innovation to fuel its growth, integrating AI-driven strategies and predictive analytics to enhance revenue, efficiency, and customer engagement. CapitaLand leverages AI to accelerate infrastructure, innovation, and talent development.

As a leading Singapore developer, CLD partners with the Building and Construction Authority to tackle challenges in the built environment. Its Common Data Environment platform enhances digitalisation and supply chain resilience through real-time design coordination and data sharing. Three projects, including J’den at Jurong Gateway, are onboarded, with expansion plans underway.

Innovation also drives CapitaLand’s sustainability efforts, from smart building analytics to supporting climate-tech solutions sourced via the CapitaLand Sustainability X Challenge and CapitaLand Innovation Fund.

As Singapore’s largest workspace and mall operator, CLI collaborates with Enterprise Singapore, Singapore Tourism Board and Health Promotion Board to revitalise the retail sector, promote homegrown brands, and introduce new retail experiences.

Since 2005, CapitaLand Hope Foundation, the Group’s philanthropic arm, has contributed over S$64 million to community initiatives, benefitting more than 540,000 children, youths, and seniors.
