Mapletree Investments will be developing a 123,000 sqm flagship commercial project within the Greater Southern Waterfront, the group announced on Oct 28.

The project, sited at 1 Maritime Square, where the current HarbourFront Centre is, will feature a new 33-storey premium integrated development comprising 26 floors of Grade A offices and five floors of space for an “experiential visit”. The offices will be located on levels eight to 33, while the experiential spaces will span from basement two to level three.

The office tower will have panoramic views of the sea in the south, and the Southern Ridges as well as the city in the north. The landmark project, located next to VivoCity, HarbourFront Towers One and Two, as well as the new two-storey cruise and ferry terminal, will also be directly connected to HarbourFront MRT station on the North East and Circle Lines. The terminal will commence its operations at the new premises next to the existing HarbourFront Centre around the second half of 2026.

The new development comprises sustainable elements, including a solar photovoltaic system to reduce reliance on grid energy, sustainable water management practices, a smart lighting system, charging stations for electric vehicles (EVs), as well as bicycle parking and end-of-trip facilities. According to Mapletree, the building aims to achieve the BCA Green Mark 2021 Platinum SLE and LEED Platinum certifications.

The development is also said to support the 100,000 existing homes in the Bukit Merah, Queenstown and Sentosa areas, as well as the emerging communities of about 10,000 public and private homes in the new Berlayer Estate.

Amy Ng, regional CEO of Mapletree’s South East Asia and retail arms, adds that the project will anchor the HarbourFront Precinct as a Southern Waterfront gateway hub.

HarbourFront Centre is slated to close in the second half of 2026 and the new development is expected to be completed by the first half of 2031.
