The general manager of a hotel typically has little to do with the building’s construction phase. “We’re not engineers, we’re not designers by profession,” says Etienne Dalançon, general manager of the upcoming Waldorf Astoria Kuala Lumpur, “so we see this from an operational [perspective].”

Are the doorways wide enough and ceilings high enough; does the space require water, electricity or gas — these are the questions that have kept Dalançon busy for the past 18 months. “It’s more of an architecture [and] design consulting service — us trying to understand how the hotel will operate in the future,” says the Frenchman to City & Country on the sidelines of the International Luxury Travel Market (ILTM) Asia Pacific convention in Singapore on June 30.

Joining from Waldorf Astoria Maldives Ithaafushi after more than half a decade as general manager of the island resort, Dalançon moved to Kuala Lumpur (KL) in March 2024 to oversee the pre-opening of the luxury hotel brand’s first location in Malaysia.

Top-tier luxury hotel

From supervising the hotel’s relationship with suppliers to liaising with the hotel’s owner, Malaysia’s Tradewinds Corp, Dalançon is preparing for the 268 all-suite luxury hotel to open in late 2026. “That’s the beauty of being able to start very early — to try and give input to the project team, the contractors and the owners, to make the product more practical, potentially better and more efficient.”

The Waldorf Astoria is the top-tier luxury hotel brand of New York-listed Hilton Hotels Corporation. Named after the flagship in New York’s Park Avenue, which was rebuilt in 1931, the brand counts over 40 hotels and resorts around the world today.

“We’re trying to achieve and provide guest experiences that they’ve never had, they’ve never thought of potentially or that nobody has done before,” says Dalançon. For example, guests will find their room slippers presented as a gift, complete with a big ribbon. “There are millions of examples of how we want to potentially surprise people.”

The Waldorf Astoria Kuala Lumpur stands on the site of the former 486-room Hotel Istana, just moments from Bukit Bintang, Pavilion Kuala Lumpur and the Petronas Twin Towers. Located in the prime Jalan Raja Chulan district in KL, years-long construction works are finally nearing an end.

“It’s a suite-only property, and these suites range from 80 sqm one-bedroom suites to the 745 sqm Waldorf Astoria Suite; so they are large, and I think that’s a first in KL,” says Dalançon. “Yes, the structure itself is the same, but the entire fitting and [facade] of the building have been redone completely, and we have created extensions that are connected to the building to increase its footprint and create a spa, dining venue and dedicated check-in and check-out areas.”

House of celebration

With a legacy that stretches back over 130 years, the Waldorf Astoria New York claims to have pioneered modern amenities such as 24-hour room service and in-room electricity and air conditioning. The iconic hotel also introduced a “social element” into the hospitality industry that “did not really exist before”, says Dalançon. “Celebrations, weddings, galas, balls — these were not really done before. The brand has a really strong heritage that we carry.”

Aiming to be “one of Kuala Lumpur’s most glamorous backdrops for society occasions, glittering soirées and life’s most meaningful moments”, the Waldorf Astoria Kuala Lumpur boasts 3,745 sqm of multi-functional event space, including a 1,545 sqm grand ballroom with a 6m-high ceiling that seats 1,100 in a banquet setting and 2,500 pax reception-style.

The hotel’s specifications and prime location also open the door to “high-end” meetings, incentives, conferences and exhibitions (Mice) events, says Dalançon, who is fluent in English, French and Japanese. “But the big event space is really dedicated to social gatherings more than anything else.”

With seven room categories available, the hotel is now open for guest reservations, with check-ins from Jan 3, 2027. According to online checks, the 80 sqm Deluxe Garden Suite is priced at RM2,180 ($691) per night.

“The value for money for a hotel like this in KL will probably be unmatched, because we’re going to provide world-class service in a world-class setting at a Malaysian high-end price,” says Dalançon. “We cannot afford to price the hotel at a Singapore price, even if we wanted to.”

Outside of KL, the brand’s only other Southeast Asia location is the Waldorf Astoria Bangkok, which opened in 2018. Could the brand be setting its sights on Singapore?

Singapore is a “more mature market”, so the “dynamic is very different”, answers Dalançon. “[Waldorf Astoria Kuala Lumpur] hopefully makes the destination more attractive to Singaporeans visiting for a weekend, because they’ll have a great five-star hotel in the Golden Triangle of Kuala Lumpur.”
